Cube were appointed through competitive tender to design a new, modern, collaborative workplace for Land Use Victoria (LUV) – the Victorian Government’s key agency for land administration and land information. It is responsible for land titles and records, the Victorian Water Register, property valuation, surveying and online property information services.
Cube worked within the Victorian Government Accommodation Guidelines (VGAG) to provide an efficient and cost effective environment that supported the nine branches within LUV ranging from Surveyors, Valuers, Legal, IT, Registry Services, and a public facing Information Centre. This project accommodates 632 staff over 5 levels.
In the open workspace, linear workstations were used throughout utilising tambour storage units with plants and timber screens as devices to create smaller areas within the larger space, without inhibiting the open-plan feel of the office. Workstations were set out around the perimeter of the building to take advantage of natural light and impressive city views. Meeting rooms, quiet rooms, utilities, and other ancillary spaces were arranged around the core.
A generous circulation path allows easy staff movement around the floor without impacting upon the workspace.
A large multi-purpose breakout space is located at the north-eastern end of each floor to capitalise on the fantastic views and natural light. A neutral colour palette was predominately used throughout the design, using timbers for visual warmth with splashes of colour in workstation screen fabric for impact and interest. A custom glazing film design reinforces brand identity and colours of the organisation.
This fitout achieves the project objectives of providing a modern, open working environment that meets Victorian State Government Accommodation Guidelines and delivers a cost effective property solution.
One of the pressing issues Cube had to resolve was controlling the acoustic environment. LUV were concerned that the introduction of open-plan office design – with the increased density of staff and removal of enclosed offices – would impact upon the acoustic privacy and concentration levels for staff in the open-plan area. Working closely with an Acoustic Consultant, particular attention was paid to this by the design team and specific acoustic treatments to walls and ceilings were integrated to help control the acoustic environment and mitigate staff concerns.
